The applicant has completed all requirements of the preliminary approval, except the <br />drainage plan which must be approved by the City Engineer prior to filing the Final Plat, <br />Access and Driveway Requirements <br />A driveway is located within Outlot A to ser\e the existing residence on Lot 1 and the adjacent <br />property to the west. The Council determined a road and cul-de-sac would not be required for the <br />additional lot access to the private driveway. The driveway will not be upgraded until Lot 2 is <br />developed. Mr. Phillips has indicated he does not wish to sell Lot 2 for development at this time. <br />To avoid a back lot situation for Lot 1 the Council did require Outlot A to be platted 50' in width <br />rather than the 30' width originally proposed. A maintenance agreement has been submitted for the <br />private driveway. <br />City of Medina Approval <br />A small portion of the plat is located in the City of Medina. The Medina City Council did review <br />and approve the Final Plat layout. All required signatures by the Mayor and City Clerk of Medina <br />are complete. <br />Council Action Requested <br />To adopt or amend the enclosed resolution approving the Plat of Phillips Woodland Terrace Third <br />Addition subject to the conditions noted in the resolution.
