I <br />RR-IB District Standards <br />Lot Area Lot Width Front Yard Rear Yard Side Yard <br />2 acres 200’50’50’30’ <br />Lot Area Lot Width Front Yard Rear Yard Side Yard <br />7.3 acres 462’54’560+’192’, 195’ <br />« • <br />This lot conforms to required lot width, lot area, front, side and rear yard requirements. <br />CONDITIONAL USE PERMIT STANDARDS <br />The City Council may recommend approval of a conditional use permit amendment if the application <br />meets the following standards; <br />1.The proposed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which the site is located and the <br />Comprehensive Municipal Plan, <br />2.That the proposed location of the conditional use and the proposed condition under which <br />it would be operated or maintained would not be detrimental to the public health, safety, <br />or welfare, or materially injurious to properties or improvements in the vicinity; and <br />3.That the proposed conditional use will comply with each of the applicable provisions of <br />the Zoning Chapter. <br />Issue <br />The new guest house will be connected to the existing septic system. However, when the new home <br />is constructed, a new system will be required, due to the fact that the existing septic system is sized <br />for 3 bedrooms, which is the size of the guest house. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the application for Conditional Use Permit Amendment to <br />permit the construction of a guest house at 4485 Bayside Road. <br />PLANNING COMMISSION RECOMMENDATION <br />On a vote of 6 to 0 the Planning Commission recommended approval of the application for <br />Conditional Use Permit to permit the construction of a guest house. <br />COUNCIL ACTION REQUESTED: <br />To approve or amend the enclosed resolution
