The site is located west of Stubbs Bay <br />Road North and south of TH 12 in the north half of Section 32. We have the following <br />comments in regards to engineering rnatters. <br />1. Access: The typical street section shown on the plans provides for a 24-foot wide paved <br />bituminous road. The proposed roadway will need to have a minimum paved width of 28 <br />feet to meet City standards for a public or private street serving 7 or more units. Final plans <br />should provide street design including horizontal and vertical curve information. <br />Geotechnical recommendations should be provided to verify the proposed street section. <br />2. Grading: The grading plan should show silt fence around the proposed grading for the <br />buildi-.ig pads «. n Lots 3 and 4, Block 1 and Lot I, Block 2. All erosion control measures <br />should be in place prior to any grading. Additional erosion control will be needed during <br />construction of the houses and septic systems. <br />3. Drainage: The proposed outlet to the pond should include an outlet structure that provides 1 <br />foot of skimming to remove floatables and debris. An outlet structure detail should be <br />provided with the final plans. The pond should have a rip rapped emergency overflow shown <br />at an elevation of 979.0. The pond should be graded so that flows are directed through the <br />overflow if the pond reaches 979.0. Vegetated buffer strips and corresponding easements <br />should be defined on the final plan set. Supporting drainage calculations for the buffer strips <br />should be provided for review. Final plans should be .submitted to the Minnehaha Creek <br />Watershed District for their review. <br />4. Easements: Final platting should include 33 feet of dedicated right-of-way for Stubbs Bay <br />Road. Drainage and utility easements should be provided 5 feet wide along all interior lot <br />lines and 10 feet wide along the roadway right-of -ways.
