Required Stomwater Management and Drainage Improvements- <br />a. Subdi%ider shall concurrent with road and utility construction, <br />constT-ct stormwater management and drainage improvements <br />as prc'ided for in this Agreement, and subject to any revisions <br />of said plan as may be required by the City Engineer. <br /><;ite Improvements: General Provisions. <br />a.Erosion control shall be maintained over all disturbed areas <br />until natural groundcover is restored, adhering to guidelines <br />found in 'Best Management Practices for Protecting Water <br />Qualir.- in Urban Areas'. <br />The public and private roads, municipal water and sanitary <br />sewer lines, site grading and required drainage and <br />stonn’Aater improvements shall be constructed to City <br />requirements. Construction of these improvements can begin <br />as soon as the fmal plans have been formally approved by the <br />City Engineer per the terms of this Agreement. <br />Site Amenin Protection. <br />a. <br />b. <br />The subdivider shall protect all trees and wooded are^ that <br />are to be preserved by fencing at the drip line prior to <br />commencing construction. Good construction management <br />and arborist practices shall be observed to minimize the <br />poter.ual for infection and spread of oak wilt. <br />The subdivider shall minimize grading impacts on the site. <br />Low. curved retaining walls shall be used to lessen grading <br />impams to preserve natural features. The retaining walls shall <br />be ccastructed of a permanent material that blends with the <br />natuml setting. Timber walls shall not be allowed. <br />The rubdivider shall identify all junk, debris, or hazardous <br />materials on the site and document, remove and dispo^ of the <br />materials in accordance with all applicable rules, guidelines <br />and laws. No cut trees, timber, debris, earth, rock, stones, soil, <br />junk- rubbish, or other waste materials of any kind shall be <br />buried in any land, or left or deposited on any lot or street at <br />the time of the issuance of a certificate of occupancy.
