^AND USE <br />JUNE, 1980 <br />7.RURAL DEVELOPMENT WILL BE SUBJECT TO PROVEN ON-SITE SEWAGE TREATMENT <br />CAPABILITY. Future develoj'ment in the rural area <br />will be contingent upon the devf>loper providing <br />prior technical evidence that the site contains <br />sufficient suitable land for all development, an <br />acceptable primary drainfield area, and reserved <br />space for at least one alternate drainfield area. <br />The zoning area requirements for rural Orono will <br />therefore be based upon minimum areas of dry <br />buildable land exclusive of roadways, wetlands, <br />streams or areas of high water table. <br />8.RURAL DEVELOPMENT MUST BE SELF-SUPPORTING. All <br />future development in the rural area will be <br />required to be proven self-supporting for the <br />intended use, especially in terms of water <br />sewage treatment and internal improvement maintenance, <br />so as to prevent extension of costly urban services <br />into the rural area. <br />9.RURAL LAND USE DENSITIES WILL ALLOW MAXIMUM RETENTION OP PRIVATE WOODS <br />AND OPEN SPACE. Low rural densities will <br />accommodate homesites without affecting the <br />traditional vistas of open fields and woods. <br />The retention of these woodlands and marsh­ <br />lands will then assure permanent habitat for <br />our abundant wildlife. Public open space <br />will be provided on a large-scale or Park <br />Reserve Basis, bv.t neighborhood or mini-parks <br />are unnecessary because of the large amount <br />of available privately owned and maintained <br />open space. <br />10. RURAL WETLANDS AND MARSHLAND WILL BE MAINTAINED AND PROTECTED FOR <br />SURFACE WATER RETENTION AND FILTRATION. As <br />total p..r ilation in the watershed increases, <br />the totci requirement for storm water filtration <br />will increase. Orono's rural land use plans will <br />protect all of our rural wetlands and marshland <br />for future use as retention ponds and nutrient <br />filters including the capability ofrecycled urban storm water for increased nutrient <br />filtration. <br />CMP 4-21 <br />.At_ _5-
