The new garage would be constructed in the same area of the existing garage. <br />However, the new garage is proposed to be 4' wider and 5' longer than the existing garage (will be <br />14' X 24'). The applicant seeks approval of a variance for side yard setback and rear yard setback. <br />This application requires the following variance approval: <br />1.Variance from Section 10.24, Subdivision 5 (B): To permit a side yard and rear yard setback <br />variance to allow a 336 S.f. garage to be built in place of a damaged garage <br />2.Variance from Section 10.22, Subdivision 2 and Section 10.56, Subdivision 16 (L)(2): <br />(Allowed hardcover in the 250'-500' lakeshore setback). Existing on the lot is 32.8% of <br />hardcover. The garage construction would add 151 s.f. of hardcover totaling 2,172 s.f. <br />(35.5%). <br />PLANNING COMMISSION RECOMMENDATION: <br />The Planning Con.;;u‘jSion recommended by a 6 to 0 vote to: <br />Deny the application as presented for reasons noted below: <br />1. In 1998 the applicant received a hardcover variance to allow 32.8% in the 250'-500' lakeshore <br />setback area where 30% is allowed. <br />2. The proposed garage would encroach the side yard setback at 3' where 1 O' is required. Also, the <br />rear yard adjacent street is 10.9' where 30' is required when the garage doors face the street.
