94. <br />D.Use of the Woodhill Avenue access under the terms of that certain Easement <br />Agreement, dated October 5, 1987 between the City, the Club, and MSM, which <br />benefits one residential lot if County Road 15 access is blocked. <br />E.Use of the Woodhill Avenue access as an entrance only (i.e. one way, from west to <br />east) for private passenger vehicles between the hours of 7:00 a.m. and 8:00 p.m. <br />during those days that the Club is open. <br />The City reserves the right to p eriodically determine v yhethcr pr oblc ma with use of the aceesfl <br />have occu rred, and resewes the right to mod ify this CUP o r add con ditio ns, as-allowed by <br />Ofono Zoning Cod e Section 10.09, Subd. 6(B). - However, the City do es nai reacfve theinght <br />p ursuant to Orono Zoning Code Sectio n-10;09, Subd. 6(B) to pe rmanently close the aecefla. <br />The following uses ore not exp licitly-o r implicitly allowed by the 1968 CUP nor by <br />subsequent CUP’S granted te the Club since 1%8, and are sp ecifically not approved at this <br />time, but may be applied fo r by the Club via a CUP amendment in the-future and would <br />require further review and an amendment to this CUP: <br />A.Conversion of the Woodhill Avenue access into the main entrance to the Club on a <br />t . <br />permanent basis. <br />B.The authorized use Use of the Woodhill Avenue access as an entrance or exit by <br />delivery, taxi, service, or other commercial vehicles. <br />C. Use of the Woodhill Avenue access as an entrance or exit by the general public. <br />D.Use of the Woodhill .^^•enlle access at time periods other than tho se allmved in the <br />Basic Rights defined in Conditi on 2 as provided for in Condition 3 above. <br />E.Expansion or pa ving of the Club’s westerly interior driveway between the <br />maintenance building and the Woodhill Avenue access. <br />F.Placement on Orono Orchard Road of any identification or directional signage <br />concerning the Club. <br />Page 5 of 9
