The <br />portion of the alley South of the Larson property is not developed. The amount of traffic <br />using the alley is limited to only the Larson's. Variance approvals to allow residential <br />additions would move the access to the V/cbstcr's property onto the alley rather than <br />Dickenson Street. <br />The majority of property owners in the locality support vacating the alley. <br />Before variances for the garage and additional living space can be considered the issue of <br />access to the subject properties should be resolved. <br />The alley is maintained and plowed by the City. <br />The Miimetonka Bluffs subdivision was platted in 1 887. <br />The Larson's must be a willing applicant as the City cannot force a lot line <br />rearrangement or a change in access to the 540 property. <br />The enclosed survey, completed by Coffin & Gronberg has provided evidence that the <br />'paved' alley is not entirely within the 'platted' alley. The Webster's could back out of the <br />proposed garage without entering directly to the alley.
