The <br />lot was developed prior to the adoption of the Zoning Ordinance resulting in a structure that is not <br />able to support an addition without encroaching into the required 50' setbacks. A detached garage <br />located over the north property line will be removed contingent on a building permit being issued. <br />This application requires the following variances: <br />Section 10.28, Subdivision 5 (B): To permit a side yard adjacent to the street (alley) setback of 5’ <br />where 50' is required; to permit an 17 side yard setback where 50' is required; and to permit a 36.8' <br />front yard setback where 50' is required.
