As part of its agreement that the following types of access to Woodhill Avenue can be <br />deleted from the 1968 CUP, Woodhill requests that its 1968 CUP be amended to <br />require further review by the City of Orono or further amendment of Woodhill’s <br />conditional use permit in the following instances: <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />7. <br />Conversion of the Woodhill Avenue access into the main entrance for <br />Woodhill on a permanent basis. <br />Woodhill Avenue as an entrance or exit by delivery, taxi, service or other <br />commercial vehicles. <br />Woodhill Avenue as an entrance or exit by the general public. <br />Woodhill Avenue as an access at time periods other than those allowed in <br />the Basic Rights defined above. <br />Expansion of Woodhill’s west driveway between the maintenance building <br />and Woodhill Avenue. <br />Bituminous paving of the driveway abutting Woodhill Avenue. <br />Signage concerning Woodhill on Orono Orchard Road. <br />Woodhill further requests either amendment to the 1968 CUP or acknowledgment by <br />resolution that the right of access to the Woodhill property exists independent of any <br />CUP process in the following two circumstances. <br />1. <br />2. <br />Under the terms of the Easement Agreement. <br />If all access from Woodhill to County Road 15 is permanently blocked as <br />a result of either Highway 15 alteration or improvement or because of the <br />railroad right-of-way, the right of reasonable access to the Woodhill <br />Property is required and is not subject to revocation through the CUP <br />process. <br />DESCRIPTION OF DRIVEWAY, GATE AND SIGNAGE <br />A gravel road bed from the end of the current bituminous paving on Woodhill Avenue to <br />the Woodhill maintenance building has been in existence for over 100 years. Between <br />the Woodhill property line and the current asphalt, the road bed is approximately 60 feet <br />long. The road bed has been refreshed with gravel and bladed with varying degrees of <br />frequency over the past 100 years. Last May, Woodhill refreshed the entire west <br />driveway and gravel portion of Woodhill Avenue with two to four inches of Class V <br />gravel. The gravel was placed only on top of the pre-existing road bed. Two chain <br />posts were removed and the road was cleared of vegetation and overhanging <br />branches. Minimum sight lines were cleared. Woodhill did not change the grade level <br />or location of the 100 year old gravel road bed. <br />I <br />I <br />I <br />Doc# llI3i02M
