The access is located at the west end of WoodhUl Avenue in the north <br />half of Section 21. The following is a list of engineering issues that should be addressed as part of the plan <br />review process. <br />• The proposed roadway is shown as steep as 14% in some locations. City code specifies a maximum <br />allowable grade of 12% for private streets. Driveway grades exceeding 10% are typically discouraged. <br />• The proposed street grades may be an erosion issue. Bale checks or some other erosion control measures will <br />be required during and afier construction. Vegetation will need to be established along the roadway to <br />prevent scouring in the ditch sections. <br />• Final plans should include a typical street section in accordance with City standards for a private roadway. <br />• Tlie proposed road surface is gravel. Dust may be a problem depending on the amount of daily traffic. Some <br />type of permanent dust control measures may be required. <br />• The drainage area map and drainage calculations appear acceptable. It appears that water east of the 976 <br />contour could be diverted to the existing pond shown on the plans.
