a.To result in the dedication of easements over wetlands, drainageways and <br />stormwater management facilities on the property. <br />b. To result in the dedication of public roads and drives. <br />c. To create separate taxable outlets from two small unbuildable parcels of <br />land which are currently separated from the main Club property by roads <br />but which are not necessarily intended to remain as part of the Club <br />property. The Outlet status will allow these two unbuildable parcels to <br />be transferred to an adjacent property owner should the Cluj choose to <br />do so. <br />4. The northerly portion of Lot 1, Block 1 is within the City of Medina, and <br />therefore City of Medina approval will also be required for this plat. <br />5. Outlet A is a triangular strip of land north of County Road 6 and west of Hunter <br />Drive, being approximately 0.8 acre in area but being approximately 880' in <br />length adjacent to County Road 6 and averaging less than 40' in width, and <br />therefore is not separately buildable under the standards of the RR-IB Zoning <br />District in which Outlot A is located. <br />6. Outlot B is a triangular strip of land south of Spring Hill Road and west of East <br />Long Lake Road, being approximately 3.2 acres in area, of which the <br />approximately 90% is wetland, and therefore is not separately buildable under <br />the standards of the LR-IA Zoning District in which Outlot B is located. <br />7. Lot 1 contains the Club property north of County Road 6; Lot 2 contains the <br />Club property south of County Road 6. <br />8. Thomas D. Johnson, P.E., of Hennepin County Public Works Department has in <br />his letter of April 29, 1999 requested that the applicant's grant and dedicate <br />additional right-of-way for future use for upgrading of County Road 6 and <br />ancillary activities. The Orono Comprehensive Plan defines County Road 6 as <br />a 'minor arterial' roadway requiring a minimum right-of-way width of 80', which <br />already exists.
