TO:Paul Weinberger, Assistant Zoning Administrator <br />FROM:Stephen Weckman, On-Site Systems Manager <br />DATE:May 6, 1999 <br />SUBJECT: Septic Review for Application #2477, George Stickney - Preliminary Plat <br />The proposed eight lot subdivision includes septic system testing for two drainfields on each lot. <br />The soil testing and site plan completed by DH Excavating and dated March 31, 1999 has been <br />conditionally approved. <br />The Plat includes an existing residence which has a septic system that has been confirmed by the <br />City to be non-compliant will current State Rules. Two drainfield sites have been identified on this <br />lot. The new lots have also been tested to confirm the presence of two drainfield sites. These <br />drainfield sites appear to meet all City and State Regulations. <br />Staff review of the soil testing and septic system design revealed that some additional information <br />would be necessary prior to final plat. Some additional soil testing will be required to avoid soils <br />found to have a seasonal water table at less than one foot due to eroded topsoil. Also, complete <br />designs for the primary drainfield sites on each lot must be submitted and approved. In addition, each <br />drainfield site must be accurately located on the surv'ey to assure setbacks to property lines, wetlands <br />and the NURP pond. All drainfield sites must then be fenced off prior to any grading or land <br />alteration on the property. <br />Based on the above information, staff would recommend approval of the application.
