Tlie parcel is located outside of the Metropolitan Urban Service Area <br />(I/fUSA) and is planned for rural residential development at 2 acres, according to the <br />Comprehensive Plan. <br />The subdivision will require a conditional use permit for grading within 5' of the <br />property line to create a driveway for Lot 1 and may also require a <br />variance to grade/fill within 26' of the wetland. The septic sites for Lot 5 may require <br />a variance from the 75' setback from the NURP pond. <br />This application will also require the dedication of right-of-way for Brown Road <br />South and Willow Drive South. The subdivision is also subject to drainage, flowage <br />and conservation easements for the wetlands.
