The applicant should also be <br />asked for his testimony regarding this issue. <br />Issues <br />1.The existing lot does not contain a garage. The proposal would provide the applicants a 36' <br />by 24' attached two-car garage. <br />2. <br />3. <br />The proposal would meet all yard requirements. <br />Hardcover would increase to 51.14% in the 75-250' lakeshore setback. Not included in the <br />setback is 517.25 s.f. of hardcover that would remain in the 0-75' lakeshore setback. Existing <br />on the property is 15.3% hardcover in the 75-250' lakeshore setback. <br />4.A 5' by 5' storage shed that exists on the street property line would be removed should the <br />development be approved. <br />Should the City Council approve the application, staff lecommends the applicant provide a drainage <br />plan that would be acceptable by City Staff to show the proposed development would not pose a risk <br />to the subject property or adjacent properties. This being completed prior to the issuance of a <br />building permit. <br />J
