ZONING <br />Maiirauin Zoning Requirements <br />Lot Area Lot Width Front Yard Rear Yard Side Yard Side Yard <br />Adjacent to <br />Street <br />2 acres, dry <br />buildable <br />200’50’50'30’50’ <br />The proposed circulation plan and parking areas do not meet the required 50' setback from the right <br />of way for Old Crystal Bay Road. The student parking lot (94 spaces) at the south end of the <br />submitted plan indicates that the paved parking area will be located approximately 28 ’ from the right- <br />of-way. The parking lot with 88 spaces in fron^ of the building is proposed to be located <br />approximately 40' from the right-of-way. A variance is required to allow the parking areas to <br />encroach in the required yards. <br />Zoning Requirements for Schools <br />The RR-IB district is intended to provide an area for low density residential development and <br />limited agricultural uses. Schools are allowed in this district as a conditional use. The Zoning Code <br />requires that no building or parking area be located within a required yard. The Zoning Code <br />requires that each parking space be dimensioned at 9’ x 20’ with handicapped spaces typically larger. <br />The parking surface is to be paved with curbing. <br />Lighting <br />The Zoning Code requires that parking areas are prohibited from having a direct source of light <br />visible from the right-of-way or adjacent land. The school district has provided a lighting plan for <br />the parking area that indicates the location of light poles 35’ in height with .5 and 1. footcandle line <br />measurements. The lighting plan is under review by the City's landscape architect. <br />At the City Council’s work session, the Council suggested that the lighting standards be similar to <br />the 12 ’ light standards in the City Hall parking lot. <br />Landscaping <br />The Zoning Code requires a landscaping plan with planting schedule. A landscaping plan has been <br />provided and is under review by the City's consultant landscape architect.
