DESCRIPTION OF AREA <br />The proposed subdivision is bordered by Willow Drive South and Brown Road Soi.th. Tht parcel <br />is 45.1 acres with 23 acres of w'etland in the middle of the site. The parcel is located partially within <br />1000' of Long Lake Creek and within 1000' of French Lake. The surrounding area is fully developed <br />with single family homes that were constructed during the 1900's through the 1950's. <br />TOPOGRAPHY <br />The wetland area in the middle section of the parcel has an elevation below 93 ? The area north of <br />the wetland rises from 932 to 959.2 at its highest elevation. The southern portion of the parcel rises <br />from the 932 elevation to a high point of 967.2. Both the north and soaih areas dr^ into the <br />wetland. The southern portion of the parcel has been used for agricultural purposes and is <br />iUaracteristic of a field. The northern portion of the parcel is heavily wooded. <br />ZONING <br />The parcel is zoned RR-IB, Rural Residential District. The minimum lot area requirement is 2 <br />acres. The <br />proposed grading for the driveway to Lot 1 appears to encroach into this required setback. <br />Septic Setback <br />The minimum setback requirements for septic systems is 75' from wetlands and water supply wells. <br />Septic systems shall be a minimum of 20' from hardcover surfaces, property lines, buildings and <br />buried pipes. <br />The proposed septic sites for Lot 5 are too close to the NURP pond.
