The <br />development area includes part of DNR Protected Wetland 27-864W, which we unoerstand will be <br />avoided. A partial wetland delineation was completed in November to Identify wetland boundary <br />locations in selected areas and allow concept planning to advance. Because wc understood that each <br />residential lot must include u minimum of two acres of upland, wc mapped the wetland boundaries that <br />were not delineated. Upland acreage was then calculated for each future residential lot. Wetland <br />boundary mapping was completed In AutoCAD and was based on a combination of field observation of <br />existing conditions, aerial photograph interpretation, and topographic mapping. <br />It will be necessary to complete the wetland review process with the City of Orono and the Minnehaha <br />Creek Watershed District before final approvals are obtained. The wetland boundary delineation will bo <br />completed using the Corps of Engineers Wetlands Delineation Manual (Environmental Laboratory, <br />1987) and we will request confirmation from the Minnehaha Creek Watershed District that the wetland <br />boundaries are acceptable for local administration of the Minnesota Wetland Conservation Act, as <br />amended. Wetland boundary flags will be located by Land Surveyors and the approved wetland <br />delineation will be used to confirm that all proposed residential lots include at least two acres of upland. <br />The Site Plan will be reviewed to ensure it complies with Minnehaha Creek Watershed District and City <br />of Orono requirements for wetland buffers and setbacks, respectively. Any concerns that arise at that <br />time will be resolved in coordination with the watershed, city, or other agencies, as appropriate.
