Open Space Requirements. ^ PRD's must contain <br />open space meeting all of the zollowing criteria. <br />1. At least 50% of the total project area <br />must be preserved as open space. <br />2. The following items shall not be included <br />in the computation of minimum open space: <br />a.Dwelling units or sites. <br />b. <br />c. <br />d. <br />Road rights-of-way. <br />Land covered by road surfaces <br />Parking areas. <br />e.Structures. <br />f. Commercial facilities or uses. <br />3. The following items shall be included in <br />the computation of minimum open space: <br />a. Wetlands. <br />Significant historic sites <br />c. Unplatted cemeteries <br />d. Other areas with physical <br />characteristics unsuitable for development in their natural state. <br />e. The lakeshore setback zone, based on <br />normal required structure setbacks, must be included as open space. <br />For PRDs, the entire lakeshore setback zone must be preserved in <br />its natural or existing state, except for those improvements <br />necessary to provide reasonable pedestrian access to the water Doay <br />as regulated elsewhere in the zoning code. <br />4.
