§ 10.56 <br />2.Property owners association agreement, with, <br />in accordance with the requirements ofmandatory membership, <br />this ordinance. <br />3. Deed restrictions, covenants, permanent <br />easements or other instruments that: <br />a) Properly address future vegetative <br />and topographic alterations, construction of additional buildings, <br />and beaching of watercraft; <br />b) Ensure the long-term preservation and <br />maintenance of open space in accordance with the criteria and <br />analysis specified in this ordinance. <br />4. Those additional documents as requested by <br />the City of Orono that are necessary to explain how the PRD will be <br />designed and will function. <br />E. Site "Suitable Area" Evaluation. Proposed new <br />or expansions to existing PRDs must be evaluated using <br />following procedures and standards to determine the suitable area <br />for the dwelling unit/dwelling site density evaluation. <br />1. The project parcel must be divided into <br />tiers by locating one or more lines approximately parallel to a <br />line that identifies the Ordinary High Water Level at the following <br />intervals, proceeding landward: <br />Shorelauid Tier Dimensions <br />General development lakes- <br />first tier <br />General development lakes— <br />second and additional tiers <br />Recreational development leikes <br />Natural environment lakes <br />Tributaries <br />Unsewered Sewered <br />- (feet)(feet) <br />200 200 <br />267 200 <br />267 267 <br />400 320 <br />300 300 <br />2. The suitable area within each tier is next <br />calculated by excluding from the tier area all wetlands, bluffs or <br />land below the Ordinary High Water Level of public waters.
