TDOffiF, 3466 IVY PLACE - VARIANCES - PUBLIC <br />hearing 9:25-9:30 P.M. <br />The AfiBdavit of Publication and Certificate of Mailing were noted. <br />9 <br />The Applicant was present, <br />Van Zomeren indicated the subject property is located on Casco Point in the LR-IC <br />zoning district. The applicant is propofing to construct a new deck on the lakwide of the <br />residence and an entry over the fi-ont door. The existing sidewalk will be modified. An <br />average l^eshore setback, hardcover in the 75-250* setback area, and side yard setback <br />variances are required. The deck will be accessed by sUurs that ^ be located in front of <br />the average lake^ore setback. Hardcover will increase 987 s.f. in the 75-250* setback <br />from 32.26% to 34.3%. Van Zomeren indicated Staff recommends approval of the <br />application. She noted the side yard as the hardship. The structure is located in the <br />average lakeshore setback and the deck will fiirther encroach into the setback. <br />Tucker reported that the sidewalk modification will allow the adewalk to run to the front <br />of the residence instead of the ade. He indicated the slab located next to the house cannot <br />be eliminated as there is foundation underneath the stoop due to an old wellhouse. <br />There were no public comments. <br />Stoddard inquired if the neighbors have voiced any opinion. It was reported that the <br />neighbors approved the proposed plan. <br />McMillan moved, Stoddard seconded, to approve Application #2227.
