acquire land for the east half of the cul-de-sac. The cul-de-sac could be developed at the time the <br />west half is acquired. The applicants are wilting to deed land for a 40' radius cul-de-sac, but have <br />requested hardcover and structural coverage to reflect the lot area including that space dedicated to <br />the cul-de-sac. The proposal would benefit the City by creating an opportunity to provide the ability <br />to turn vehicles around on Westlake Street. <br />1. The Ericksons will deed to the City the land described on the survey for the east portion of <br />a future cul-de-sac in Westlake Street. <br />2. The City will agree to the permitted hardcover and structural coverage on both parcels in this <br />lot line rearrangement as if the cul-de-sac had not been deeded. <br />3. The City will permit Mr. Erickson, at his expense, to remove the hardcover from that portion <br />of Westlake Street south of the proposed cul-de-sac, and provide landscaping in that area. <br />(To allow Mr. Erickson to remove that portion of Westlake Street, it must be closed by the <br />City Council south of the cul-de-sac and access agreements must be settled with surrounding <br />property owners.) The road would be closed not vacated.
