INC.@002/005 <br />2. <br />3. <br />4. <br />for 3 inch caliper deciduous overstory trees, 2 inch caliper deciduous <br />ornamental trees, 6 feet high evergreen trees, 3 feet high deciduous shrubs, <br />and for lawn areas other than natural areas to be sodded. <br />The plant sizes shown on the landscape plan include overstory deciduous <br />trees from 8 feet high to 2 • 2 % inch caliper, ornamental trees from 5 feet <br />high to 1 1/4 inch caliper, evergreen trees from 5 to 6 feet high, and shrubs <br />from 16 to 18 inches high. These sizes are less than called for in the <br />ordinance. <br />We recommend increasing the number of plants and allowing the following <br />reduced minimum sizes: deciduous overstory trees • 2 inch caliper, deciduous <br />ornamental trees - 11/2 inch caliper, and deciduous shrubs - 18 inch high. <br />Evergreen trees should be 6 feet minimum height. If handled and planted^ <br />properly, the smaller plants will have a shorter transplanting recovery period, <br />reduced loses, and should perform better than the.larger material. We <br />recommend a 30 percent Increase in the number of deciduous overstor/ and <br />understory trees. These additional trees should be located within the <br />unplanted larger islands between units, along the southern drive and along <br />the northern edge of the proposed NURP basin. We also recommend a 100 <br />percent Increase In the number of shrubs. These shrubs should be located In <br />parking Islands and foundation plantings. <br />The landscape plan does not identify the condition of the proposed plants. <br />All plant materials are to be nursery grown, disease and injury free, vigorous, <br />first class selections of their species. All trees are to be first quality (not <br />park grade) balled and burlapped. Shrubs are to be container grown. The <br />planting details, landscape specification, seed and sod specification, and <br />warranty and maintenance provisions are to be reviewed and approved by <br />the City. This information is to include the provisions that will be made for <br />watering/irrigation and maintenance of the landscaping and lawns through <br />construction and after project completion. <br />Approval of the landscape plan should be subject to a final review and <br />adjustment after the tree removal, grading and rough framing have been <br />completed in order to determine the need for adjusting planting locations to <br />provide adequate screening/buffering. <br />The drives, parking and garage fronts will be visually dominant along <br />Livingston and the private drive serving the southern units. The islands <br />between garages are approximately 4 feet wide, too narrow for growing and <br />maintaining trees in a healthy undamaged condition. The landscape plan <br />proposes only two shrubs (Emerald Mound Honeysuckle) and a rock mulch <br />ground cover in each of these islands. The rock mulch strips and lack of <br />-2-
