3.The Orono Planning Commission reviewed this application on January 19, 1999 <br />and recommended approval by a vote of 4 to 1. <br />4. The Planning Commission made the following findings of fact: <br />A. The 2,872 s.f. building addition would be added to an existing 20' by 49' <br />structure. <br />B. <br />5. <br />C. <br />D. <br />E. <br />F. <br />G. <br />r\ building permit has been issued by the City Building Official to <br />construct the 36' by IT building, without the connected walkway. <br />Four accessory buildings are located on the property totaling 2,132 s.f <br />The new addition would add 2,872 s.f for a total of 5,004 s.f of <br />accessory buildings on the lot. The Zoning Code allows a total of 6,000 <br />s.f for all accessory structures on lots larger than 9 acres. <br />The addition will be located over 400' from County Road 6 minimizing <br />the impact on views from the road. <br />The structure will be located on a low portion of the property. The new <br />building will be the lowest structure on that portion of the lot. <br />The addition will not be higher than any portion of the exiting bam to <br />which it will be added. <br />The development is consistent with the rural character of the locality and <br />the intent of the Comprehensive Plan. <br />The City Council finds that the conditions existing on this prope»iy are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the variances would not adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />ser\e as a convenience to the applicants, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial <br />property right of the applicants; and would be in keeping with the spirit and <br />intent of the Zoning Code and Comprehensive Plan of the City. <br />Page 2 of 5
