Gehrman <br />4300 Sixth Avenue North <br />Variance <br />Zoning District: RR-IA One Family Rural Residential District (5 Acre) <br />Lot Area:10 acres+ <br />Application: The applicant has been issued a building permit to construct a 36' by 77' <br />accessory structure on his property. The building would be located near an existing 20' by 49' <br />accessory building. Both buildings are located well behind the principal residence in the 5 acre <br />Rural Residential Zoning District. The new structure was designed to be located 1 O' from the bam <br />on the property. City Code requires a minimum distance of 10' between structures. <br />After the building permit was issued the applicant contacted the City about connecting both <br />structures with a 10 ’ by 10 ’ walkway. By connecting the stmctures both buildings would be <br />considered one structure. The maximum allowed accessory stmcture on a lot larger than 9 acres is <br />3,000 s.f The total combined square footage of the old and proposed structures would be 3,852 s.f. <br />The applicant has requested a variance to allow an oversized accessory stmcture on the property. <br />Placing an oversized accessory' stmcture on the property would require the property owner filing a <br />restrictive covenant on the property stating any future subdivision would require the accessory <br />building to remain on the lot with the existing residence, except that the City in its subdivision <br />approval may grant a finite time period in which the oversized accessory stmcture may remain <br />w'ithout a principal stmcture. <br />PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission recommended by a 4 to 1 vote to; <br />Approve the variances as presented. <br />4
