Wl <br />Wedsite: wwwbonestroo com <br />2. <br />Dear Liz: <br />We have reviewed the preliminary plat for the proposed two-lot Gronberg subdivision. The site is located west of <br />Willow Drive and north of Woodhaven Drive in the southeast quarter of Section 33. We have the following comments <br />in regards to engineering matters. <br />1. Access: Access to the existing home on the property is across a private driveway located on Outlot A between the <br />Gronberg site and Willow Drive. The existing driveway has a gravel surface and serves two other properties north <br />of Outlot A. Access to the proposed Lot 1 would be across the existing driveway. The drawing that was submitted <br />shows the prop>osed Lot 1 abutting Outlot A at a 25-foot width. To be consistent with City standards we recommend <br />that Outlot A be extended westerly approximately 280 feet at a 50-foot width along the south side of proposed Lot <br />2. A cul-de-sac should be constructed at the westerly end of Outlot A to provide room for emergency vehicle turning <br />movements. The private driveway should be reconstructed to a minimum paved width of 24 feet to meet current City <br />standards for a private street serving 3 to 6 units. Plans and specifications for any street improvements should be <br />provided for review. Preliminary plans from MnDOT indicate that this property will be impacted by the proposed <br />T.H. 12 realignment. Plans should be submitted to MnDOT for their review. <br />Grading: A grading and erosion control plan for the entire site should be submitted for review. Erosion control <br />measures should be in place prior to any grading. Additional erosion control will be needed during construction of <br />the house and septic system. <br />Drainage: A drainage area map and drainage calculations for pre and post development conditions should be <br />submitted for review. Phosphorous loadings leaving the site should be limited to a maximum of 0.28 <br />pounds/acre/year. Storm drainage impacts to the existing properties south of the site should be reviewed. Ponding <br />does not appear to be practical on this site however, some sort of best management practice (BMP) such as vegetated <br />buffer strips may be effective in treating runoff leaving the site. Plans should be submitted to the Minnehaha Creek <br />Watershed D’ net for their review. <br />4. Easements: Drainage and utility easements should be provided 5 feet wide along all interior lot lines and 10 feet <br />wide along the roadway right-of -ways. Drainage easements should be provided across any drainage ways. <br />5. Financial Guarantee: When the plans have been completed we can prepare an estimate of the total cost for the <br />street improvements to determine the amount of the financial guarantee required if the City so desires. <br />Please contact me at (604-4863) if you have any questions regarding this matter. <br />Yours very truly, <br />BONESTROO.
