Applicability. <br />a. <br />b. <br />c. <br />• <br />FrontAjack lot divisions may be used whea existing <br />property dimensions are narrow and deep, such that lot <br />^dth does not aUow for a side-by-side lot spUt, but <br />acreage i^ adequate to provide a "front lot" and a back lot <br />without requiring an area variance when the area of the <br />outlot access corridor is excluded. <br />FrontAjack lot divisions may be used for individual "lot <br />solits" but may not be used when subdividing a large <br />parcerinto numerous lots if creation of a back lot is merely <br />a convenience to the developer rather than supponed by <br />unioue site factors. <br />A Wback loc division shaU not be aUowed when any <br />cxistin*^ residence on a neighboring properry aoutting me <br />proposed access oudot is located nearer its affected side lot <br />line than a distance equivalent • to the zonmg aistnct <br />required front yard depth. <br />Dimensional standards for back lots shaU be as follows: <br />Lot area shaU be 150% of the zoning district requirement. <br />Lot width measured paraUel to the front or sneet lot line at <br />the street yard setback line of a lakeshore back lot, or at <br />the rear of the front yard setback line of a nonl^eshore <br />back lot.
