Park Dedication <br />The Park Commission reviewed this application at their January 4, 1999 meeting. For Preliminary Subdivision approval a <br />variance should be granted for this lot. The lot is .67 acre larger than Lot 2. The only other <br />anangement would be to extend the length of Outlot A 25' which would move the front yard setback <br />line back far enough to meet the 200' minimum requirement. Extending the length of the road would <br />pose a risk to the proposed primary and alternate drainfield sites on Lot 1. <br />Easements <br />The applicant would be required to dedicate drainage and utility easements 10' along the boundaries <br />of the properis'.) ;:d road outlot, and 5' along all internal property lines. A wetland appears on <br />proposed lot 1. The applicant shall covenant for Type 11 and VI wetlands within Lot 1. <br />Proposed Highway 12 Development <br />MnDot will be rerouting Highway 12 along uHe rail corridor located adjacent to the North side of the <br />property. The plans include MnDot purchasing the entire propetty proposed for subdivision. The <br />plan for the site, once acquired by the State, would be to develop it as a ponding area. The state <br />would be purchasing all three lots located in the Spruce Acres Subdivision.
