The home was originally built in the late sixties in <br />conformance with existing zoning regulations. However, current zoning regulations <br />create two conditions that now will require variances. Both conditions relate to the <br />location of the house on the site. <br />The first hardship is created by the location of the existing house relative to the bluff <br />line. Portions of the existing home lie within the bluff line setback. The proposed <br />partial second story does not worsen this condition since it does not extend beyond <br />the existing footprint, but technically it falls partially within the bluff line setback. The <br />proposed screen porch aligns with the front of the house on the end furthest from the <br />bluff line, but a small portion of it will extend into the bluff line setback. The screen <br />porch was properly located in a manner that allows access from the hearthroom, <br />kitchen and existing deck. Please see the proposed plans. <br />The second hardship was created when a new home was constructed on the <br />property to the south. The original house on the property to the south was sited <br />closer to the lake then newly constructed house. Thus, the location of the new home <br />has changed the average lakeshore setback to the point where portions of our home <br />are no longer in compliance. Our home complies with the 75' lakeshore setback, but <br />not with the newly created average lakeshore setback.
