4 <br />SBC. 10.26. <br />SUBOISTRICTS. <br />LR-lC-1 ONE FAMILY LAKESHORE RESIDENTIAL <br />Subd. 1. Lakeshore Set Back, Hard Cover and Tree Removal <br />Regulations. (See Section 10.22). <br />Uses. <br />Subd. 2. Permitted Uses, Conditional Uses, and Accessory <br />A. Any use as regulated in the "LR-IC" District. <br />Subd. 3. Additional Permitted Use. Within any "LR-lC-1" <br />One Family Lakeshore Residential Subdistrict a credit allowing a <br />50% increase in dwelling unit density over the "LR-lC District may <br />be obtained providing all conditions below are complied with: <br />A. All provisions o£ Section 10.32 Planned <br />Residential Development are complied with; <br />B. Public sanitary sewer is available; <br />C. All dwelling units must be attached but not more <br />than four dwelling units to any one structure with a maximum height <br />of thirty 30 feet; <br />D. Parcels of land lying beyond 100 feet from any <br />shoreline shall not have more than 35% of the land area to be <br />developed made impervious by buildings, blacktop, or other forms of <br />hard cover; <br />E. Building size and location meet Council <br />approval; <br />F. Vehicle ingress and egress meet Council <br />approval; <br />G. A minimum of two parking spaces are provided for <br />each dwelling unit, one of the parking spaces shall be enclosed and <br />attached to the principal structure it serves; <br />H. Density provisions under Section 10.60 are not <br />exceeded. <br />Subd. 4. Area, Height, Lot Width and Yard Requirements <br />(See Section 10.25, Subdivision 6). <br />4
