2. The Conoco station, as well as many other tenants, use an exterior entrance rather than a <br />typical interior entrance associated with other malls. It may be appropriate to approve <br />additional signage based on this need. <br />This application requires the following variances: <br />1. Section 10.61, Subdivision 3 (A): Within the B-1 District the aggregate square footage <br />of sign space per lot shall not exceed the sum of one square foot for each front foot of building, <br />plus one square foot for each front foot of lot not occupied by a building. No individual sign <br />shall exceed 50 square feet. The property is allowed a total of 200 s.f. of signage based on frontage <br />and building width along the front property line being 200 feet. The property owner ha^ applied for <br />a variances to allow 380 s.f. of signage on the property, primarily for the new Conoco Station. The <br />plan for a 59 s.f pylon is attached as Exhibit D. Two Conoco Logos (E.xhibit E) are proposed to be <br />located on the canopy (2.5' x 8' each) totaling 40 s.f The pylon encroaches into the front yard <br />setback. <br />Based on Resolution No. 2073, adopted by the Orono City Council on November 10, 1986, the <br />property is allowed the following: <br />A. Building Signage 12 individual tenant signs to be located on the building. Each sign is <br />allowed to be 2' x 12' = 24 s.f The total building signage was approved for 288 s.f. <br />B. West pylon sign (Existing) <br />Logo Sign - top {Orono Shopping Center) 5 ’ x 7.5' = 37.5 s.f. <br />Six plaques (one plaque is allowed per tenant for advertising) <br />2.5' X 7.5' X 6 plaques = 112.5 s.f. <br />C. East pylon sign (Advertising has been removed, pylons remain on property) <br />Logo Sign - top {time and temperature digital display) 3' x 7.5' = 22.5 s.f. <br />Six plaques (one plaque is allowed per tenant for advertising) <br />2.5' X 7.5' x 6 plaques = 112.5 s.f. <br />D. Total signage permitted on site per Resolution No. 2073 = 573 s.f. <br />The request is to aliow a sign plan that would permit the property 180 s.f of 'building' sign space. <br />Included in the building sign space would be 40 s.f of signage on the canopy for two 2.5' x 8' = 20 <br />s.f Conoco logos. Tenants would be allowed one building sign above entrance to each business, <br />except businesses which are in the center of the mall or located on the south end of the mall. Each <br />building sign would not be allowed to exceed 30" in height. <br />The Planning Commission should discuss the west pylon on the property. The existing approval <br />allows only the tenant’s name or logo to appear on the sign. The Commission should consider the <br />future of signs on the pylon that are not in conformance or allowed by variance, and if signs should <br />be allowed to be replaced once removed as any non-conforming structure or sign may not. <br />H2S30 William Wear <br />2160 Wavtaia Bl\d <br />iimm <br />Page!
