§ 10.42 <br />SEC. 10.42. B-3 SHOPPING CENTER BUSINESS DISTRICT. <br />Subd. 1. Purpose. The "B-3" Shopping Center Business District is intended to <br />establish provisions for the designating of a district where a multiple building retail sales and service <br />facility with integrated design and a coordinated physical plan, appropriately located, may be <br />erected. Such district shall be developed as a unit according to an approved plan as provided below. <br />The district shall have immediate access to adequate highways and public sanitary sewer. <br />Subd. 2. Application. The owner or owners of any tract of land in the "B-3" Shopping <br />Center Business District may submit to the Council a plan for the use and development of all of such <br />tract for the purposes of and meeting the requirements set forth in this Section. The proposed plan <br />shall be referred to the Planning Commission for study and report. The Planning Commission shall <br />transmit to the Council their findings and recommendation for consideration and action. <br />Subd. 3. Single Control. In order that the purpose of this district may be realized, the <br />land and buildings and appurtenant facilities shall be in single ownership or under management or <br />supervision of a central authority. <br />Subd. 4. Permitted Uses. Within the "B-3" Shopping Center Business District, no <br />structure or land shall be used except for one or more of the uses permitted in the "B-1" District. <br />Subd. 5. Conditional Uses. Within any "B-3" Shopping Center Business District, no <br />structure or land shall be used for the following uses except by conditional use permit: <br />A. Uses. One or more of the conditional uses as permitted and regulated in <br />the "B-l" District, except for "Restaurants (Class II)". <br />B. Shopping Center Identification Sign. <br />Subd. 6. Accessory Uses. Within any "B-3" Shopping Center Business District, the <br />following uses shall be permitted accessory uses: <br />A. Any accessory use as regulated in the "B-l" District. <br />Subd. 7. Area, Height, Yard, Setback and Design Requirements. <br />A. Area. The minimum lot size shall be two acres. <br />B. Floor Area Ratio.
