Gaffron, Septic System Inspector <br />DATE: April 12, 1983 <br />SUBJECT: 900 North Brown Road, Lot 24, Farm at Long Lake <br />We have recently received numerous queries regarding this <br />lot and it's buildability. For the record, I have made <br />various sketches and computations (attached) of the building <br />envolope and septic envelope based on xisting zoning code- <br />requirements. <br />oderequirements. These include: <br />zoning - 50' front setback <br />30' side setback <br />26' drainageway (creek) setback <br />no -build on drainaae easement <br />On -Site <br />sewage 10' property line setback <br />treatment 75' creek setback <br />system <br />Based on these requirements, I v►ish to make the following <br />comments: <br />1) Building envelope contains approximately 20,215 square <br />feet or + 0.46 acre. <br />2) On-site envelope partially overlaps building envelope <br />and contains approximately 16,000 square feet. <br />3) No other areas on the property meet the requirements <br />for a building or on-site system location. <br />4) 3 percolation tests and 1 soil boring were performed <br />by Mark Gronberg on the .lot in November 198.'. I note <br />that onl;• one of the pere tests was within the acceptable <br />on-site envelope. The boring, which was outside the <br />envelope, .indicated acceptable soils for a standard <br />trench system. Percolation rates for the three test <br />holes were 30 MPI, 40 MPI, and 80 MPI. <br />In my opinion; based on the information presented above, <br />this lot is potentizlly buildable without variances, but <br />is severely limited by the creek to a finite variety <br />of site plans, and is further restricted by the need to <br />provide primary an,J alternate drainfield sites. It appears <br />that a full site evaluation (6 peres, 3 borings) within <br />the acceptable on-site envelope, should be required prior <br />to issuance of any building permits. <br />
