Hamm <br />485 Orono Orchard Road South <br />Guest House Conditional Use Permit-Public Hearing <br />Zoning District; <br />Lot Area: <br />RR-IB <br />18 acres <br />One Family Rural Residential District <br />Application: On April 12,1999 the City Council approved sanitary sewer extension to the principal <br />residence and two existing guest houses on the Hamm property. A condition of approval was to <br />formally permit the two existing guest houses legal by requiring the property owner to submit an <br />application to the City of Orono for a Guest House Conditional Use Permit. The conditional use <br />permit would allow continued use of the property as a principal dwelling and two secondary guest <br />houses. <br />The number of dwellings is limited to three on the property for the three sewer units that have been <br />provided on the site. The property owner will enter into a Declaration of Subdivision Covenant with <br />the City to limit the dwelling units on the property to three this declaration shall be filed on the chain <br />of title for the property. <br />Site Analysis <br />Guest houses must meet minimum principal building setbacks and be located behind the principal <br />residence. The RR-IB zoning district requires the following: <br />RR-IB <br />(1 acre) <br />Lot Area Lot Width Front Yard Side Yard Rear Yard <br />Required 2 acres <br />6 acres for 2 <br />guest houses <br />200’50'30’50’ <br />The guest houses meet all required yard setbacks, and the property is in excess of the required <br />acreage to maintain the required density (1 dwelling unit per 2 acres) in the zoning distric
