All that remains on the lot is a detached <br />garage and driveway. The applicant has applied to the City for variances to allow the lot to be <br />redeveloped as a residential site and to permit the detached garage on the property to remain. The <br />Code would not allow an accessory building to remain after the principal building has been removed <br />without the Council granting a variance. Applicant also requests variances from bluff setback to <br />permit a new residence to be constructed within the 30' bluff setback. <br />Lot History; <br />The lot was 2.9 acres in size prior to 1983 when .9 acres was divided off and joined with an adjacent <br />property leaving the existing 2.0 acre parcel. Previous property owners have inquired about <br />extension of sewer to the property. This is one of the few lakeshore lots in the City that is not within <br />the MUSA area to allow for the provision of sanitary sewer. There is interest in coimecting this <br />property to sewer. Sewer connection would require the property demonstrate it is not suitable for <br />a primary and alternate septic site, or apply for a MUSA expansion which would require approval <br />of the City and Metropolitan Council. <br />§2516 Jejf Martineau <br />1420 Shoreline Driye <br />Variances <br />B/16^9 <br />Page \
