t <br />r <br />! <br />I <br />I <br />1 <br />I <br />a <br />I <br />u <br />I <br />I <br />a <br />a <br />a <br />a <br />n <br />I <br />LAND USE JUNE, 1980 <br />13. <br />14. <br />15. <br />16. <br />FUTURE DEVELOPMENT MUST ENHANCE THE ENVIRONMENT. <br />Land development should respect and enhance the <br />unique natural features of the site and the <br />general environmental assets of the community. <br />Preservation of natural views, vegetation, <br />drainage and general respect for unique site <br />features always produces more aesthetic <br />results and lasting value for the property <br />owner and the community than does wholesale <br />alteration of the landscape or mathematical <br />division to the highest possible density. <br />PHYSICAL IMPROVEMENTS REQUIRED TO ACCOMMODATE NEW DEVELOPMENT MUST <br />BE PROVIDED BY THE DEVELOPER. Whenever <br />required. Improvements must be provided by <br />the developer. Because the City has limited <br />staff and limited bonding potential, physical <br />Improvements such as roads, drainage and <br />utilities required to accommodate new <br />subdivisions or development should be designed, <br />financed and Installed directly by the benefited <br />developer as a precondition to increased land <br />use density. in addition, this philosophy <br />Includes developer responsibility for special <br />fire protection equipment or devices In the <br />case of unusual land uses or building conflgura- <br />tlons, and/or special security services In the <br />case of unusual public safety situations. <br />ALL PHYSICAL IMPROVEMENTS MUST CONFORM TO CITY STANDARDS. <br />Physical Improvements related to health, safety <br />or community systems such as roads, pathways, <br />drainage or utility systems will be designed, <br />located and constructed to uniform. City- <br />established standards to ensure proper <br />functioning and compatibility with overall <br />City plans. <br />DEVELOPERS MUST DEDICATE LANDS REQUIRED FOR PUBLIC USE. <br />Land subdivision or any development that results <br />in increased land use density, and hence Increased <br />demand for municipal services, will be expected to ■ <br />Include public dedication of lands necessary for <br />additional road rights of way, parks, playgrounds, <br />open space, ponds or storm water holding areas <br />whenever such facilities are directly used by the <br />subdivided land or required by such density Increase. <br />CMP 4-15
