STAFF RECOMMENDATION <br />A hardcover vanaftcc and conditio^ use gpnnit is appropriate for a reasonable driveway in the 0- <br />75' setback on the south. That does not ju^fy, however, granting a hardcover variance in the 75'- <br />250' setback where a house and garage with driveway could be constructed with less than 3,797.5 <br />sq. ft of hardcover. <br />No hardship exists to grant variances for side yard setback, structural coverage or to reduce the 10' <br />required distance between the principal and accessory structure. Further, no hardship exists to locate <br />the porch ahead of the average lakeshore setback. <br />Staff recommends that the applicant redesign to reduce variances.
