The property is 13+ acres in size, with 11 acres dry <br />buildable. A house has existed on the property since 1932, and proposed tu <br />remain on the property following subdivision. <br />Staff and the Subdivider have worked together to develop a lot layout <br />appropriate for the RR-IA (5 acre) Zoning District. The existing Tim. <br />Townline Road parcel is only 504’ in width. Lots in the Zoning Distn."* <br />require 300' of width to be considered buildable. The Subdivider hij <br />established a plan that will require the City grant lot width variances for both <br />lots. <br />Both proposed lots would be over the 5 acre minimum lot size with 2 acres <br />dry contiguous. <br />Pertinent Ordinance: <br />IQ 27 RR-IA ONE FAMILY RURAL RESIDENTIAL DISTRICT. <br />Subd I Purpose. The "RR-IA" One Family Rural Residential District is intended <br />to provide a district which will - allow a combination of low density residential development and <br />limited agricultural activity. <br />Subd. 2. Permitted Uses.
