7. <br />8. <br />9. <br />The existing house is located on the east property line. The new structure will be located <br />within the setbacks established for the zoning district. <br />Applicants intend to retain the two car garage and lean to storage building that is located on <br />the property. <br />Additional structure has been requested for living space due to the high water table in the <br />area that prevents the lot from accommodating a basement. <br />A. <br />B. <br />STAFF RECOMMENDATION <br />The Planning Commission has the following alternatives to consider. <br />To recommend approval of the application as submitted based the applicant's Statement of <br />Hardship. <br />To reconunend denial of the tq)plication based on structural coverage exceeding the 1,500 <br />s.f. allowed for new construction. <br />C. To amend the application. <br />Staff recommends alternative A to approve the application based on the Planning Commission <br />recommendation. The Planning Commission may want to consider the location of North Shore _ <br />Drive as a hardship. The platted County right-of-way is not considered part of the lot; secondly, the <br />lot has a high water table that prevents the lot from accommodating a basement.
