ANALYSIS <br />Variance <br />STATEMENT OF HARDSHIP <br />The applicant has included his statement of hardship as Exhibit B. The applicant should also be <br />asked for his testimony regarding this issue. <br />Issues <br />1. <br />2. <br />3. <br />4. <br />The existing lot does not contain a garage. The proposal would provide the applicants a 33* <br />by 23* attached two-car garage. <br />The proposal would meet all yard requirements. <br />Hardcover would increase to 50.42% in the 75-250' lakeshore setback. Not included in the <br />setback is 517.25 s.f. of hardcover that would remain in the 0-75' lakeshore setback. Existing <br />on the property is 15.3% hardcover in the 75-250' lakeshore setback. <br />A 5' by 5' storage shed that exists on the street property line would be removed should the <br />development be approved. <br />RECOMMENDATION <br />• The Planning Commission's direction to the applicant was to reduce structural coverage to <br />the permitted 15%. <br />• The Planning Commission has the following alternatives to consider. <br />A. To recommend approval of the application as submitted based the applicant's Statement of <br />Hardship. <br />B. To recommend denial of the application based cn hardcover of50.42% where only 15.3% <br />exists and 25% is allowed. <br />C.
