Erickson <br />364/372 Westlake Street <br />Lot Line Rearrangement <br />Zoning District: LR-IA <br />Lot Area: (Existing) <br />One Family Lakeshore Residential District (2 Acre) <br />364 Westlake St. <br />372 Westlake St. <br />0.65 acre <br />2.01 acres <br />Background: <br />fr <br />Application: <br />The Planning Commission reviewed the Sketch Plan (Zoning Application <br />#2436) for the proposed Lot Line Rearrangement on November 16, 1998. <br />The minutes have been attached. <br />The current plan has changed slightly from the Sketch Plan reviewed by the <br />Planning Commission in November. The lot line has been reconfigured. <br />Please review the site plans (Exhibits H and I). <br />The applicant has proposed a lot line rearrangement for properties located at <br />364 and 372 Westlake Street. The applicant has recently purchased the lots <br />and intends tc build on one lot. The second lot is intended to be sold. The <br />proposed lot line rearrangement would create two substandard lots. The 364 <br />lot would be 1.46 acres (63,783 s.f.), and the 372 lot would be 1.21 acres <br />(52,840 s.f). The LR-1A zoning district requires 2 acres for each lot. <br />Both lots have been assessed and provided a samtary sewer unit. The 364 <br />property has been connected, whereas, the 372 property has not. The 372 <br />property contains n\o rental cabins and a principal residential structure. The <br />lot was assessed for only one sewer unit although it does contain the three <br />separate "dwelling units". _____ <br />Pertinent Ordinances: <br />• Section 10.03, Subd. 6: Existing lot of record: In "R" Districts of greater than one acre and <br />served by public sanitary sewer.
