Date of Application: 7/22/98 <br />Most Revised Date: 12/16/98 <br />60 day limit: Waived <br />STATEMENT OF HARDSHIP <br />The applicant has stated on the application fonn that the grade and existing conditions and lot size <br />limit the property. <br />STAFF RECOMMENDATION <br />Staff finds that there is a hardship for lot area, lot width and lakeshore setback variances. However, <br />the proposed plan requires additional variances. <br />Staff finds that no hardship exists for an average lakeshore setback, street setback, structural <br />coverage, hardcover in the 75-250' setback, or height variances. Therefore, staff recommends denial <br />of these requested variances. <br />The conditional use permit for land alteration in the 0'-75' setback is contrary to City policy and <br />would establish a precedent for allowing substantial changes in lakeshore yards to create walkouts <br />along the lakeshore.
