Senior Plaiming Coordinator, Mike Gaffion, <br />has prepared sketches in Exhibit HI-113 that show sJtemate access for the proposed lots. <br />Stormwater Management <br />The City Engineer has noted that a street in Outlot B would drain to the storm sewer and pond in the <br />Crystal Creek subdivision. Additional storm sewer and ponding capacity may be required for this <br />subdivision. The Watershed District has provided a letter in Exhibit E that indicates that a <br />stormwater permit will be required to address the rate control and best management practices. Buffer <br />zones will 1m required around the wetlands. <br />Grading <br />The City Engineer has noted that the location of the proposed septic sites relative to the existing <br />wetland on the north end of Lot 1 may make a driveway connection to serve the property difficult <br />without filling the wetland. Driveway locations and elevations should be provided along with a <br />grading and erosion control plan. <br />Drainage <br />The City Engineer recommends that a water quality pond be constructed north of the wetland to treat <br />runoff from the site to protect the wetland. The City ’s plan also identifies a proposed 18" storm <br />sewer conveying flows from the northeast to this pond/wetland area. The applicants shall provide <br />a drainage easement for future construction of the storm sewer.
