Septic <br />The On>Site Systems Manager has reviewed the septic sites and has determined both the primary <br />and alternate drainfield sites meet all City and State standards. The site evaluation was completed <br />by Swedlund Septic Service. The existing sites located on Lot 2 are conforming systems and would <br />not be impacted by the subdivision. <br />Drainage <br />City Engineer Tom Kellogg has reviewed the proposed plat. Engineer comments are included as <br />"Exhibit I". The Minnehaha Creek Watershed District has commented the site would be required <br />to provide BMPs for storm water management. <br />Park Dedication <br />The Park Commission reviewed this application a';^muary 4,1999 meeting. Park dedication <br />fee would only be collected for one additional lot. <br />Lot Area and Size <br />Back lots are required to meet 150% of the requii ed lot area. The proposed Lot 1 would be required <br />to be 3.0 acres. The depth of the required street yard or front yard shall be 150% of the zoning <br />district standard. The front lot created as part of a front/back lot division shall meet all zoning <br />district area, width and setback standards, except that the required side yard of the front lot adjacent <br />to the access outlot shall be equivalent to the side street yard requirement for the zoning district. <br />Lot Requirements <br />RR-IB Lot Area Lot Width Front Yard Side Yard Rear Yard <br />Front Lot - 2 2 Acres 200'50'30*50' <br />Back Lot • 1 3 Acres 200'75'45 ’75 ’ <br />Proposed Lot 2 contains an existing shed that is located 15' from what would become the rear lot <br />line.
