Should the Planning Commission make a recommendation of <br />approval an updated survey shall be provided before review by the City Council. <br />2)The survey shall also indicate the lowest floor elevation for the new residence to determine <br />the house will be located 3’ above the OHWL (929.4'). No land alteration can occur below <br />the defined flood elevation of 931.5*. <br />Staff Recommendation: <br />Staff recommends the Final site plan not exceed 1,500 s.f. The covered entrance on the street side <br />of the house constitutes 36 s.f. of structure.
