In tlie event that construction of the project is not <br />completed within the time prescribed by buiiding permits and other <br />approvals, the city may, at its option, complete the work required at <br />the expense of the awner and the surety. <br />The city may allow an extended period of time for completion of all <br />landscaping if the delay is due to conditions which are reasonably <br />beyond the control of the developer. Extensions which may not <br />exceed nine months, may be granted due to seasonal or weather <br />conditions. When an extension is granted, the city shall require such <br />additional security as it deems appropriate. <br />7.Screening and Buffering. <br />a)The following uses shall be screened or buffered in <br />accordance with the requirements of this subdivision; <br />1.Principal buildings and structures and any building or <br />structure accessory thereto located in the B-6 zone <br />shall be buffered from residential lo(s located in any <br />“R” district. <br />2.Off-street parking facilities containing six or more <br />spaces shall be buffered from streets located within SO <br />feet. <br />3.External loading and service areas must be completely <br />screened from the ground level view from contiguous <br />residential or commercial properties and adjacent <br />streets, except at access points. <br />4.All trash and trash handling equipment shall be stored <br />within the principal structure, within an attached <br />structure accessible from within the principal <br />structure, or totally screened from eye-level view from <br />public streets and adjacent residential properties. If <br />accessory structures are proposed, they shall be <br />constructed of the same building material as the <br />principal structure and be readily served through <br />swinging doors. <br />5.The ground level view of all mechanical utilities shall <br />be completely screened from contiguous properties <br />and adjacent streets, or designed to be compatible <br />with the architectural treatment of the principal <br />strjcture. <br />f.H -f ^
