GL 139 <br />All property to oe included within a ^U.D. shall be under <br />unified ownership\^or control or s^ject to such legal <br />restrictions or covenants as may be necessary to ensure <br />compliance with the approved master ^velopment plan and final <br />site and building plan'i' <br />Signs shall be restricte^to tl(ose which are permitted in a <br />sign plan approved by th^ 9^ty and shall be regulated by <br />permanent covenants. <br />The requirements contained inXsections 300.15 and 300.28 of <br />this ordinance pert^ning general regulations for <br />residential districtSyand performance standards shall apply to <br />a P.U.D. as deemed appropriate byVthe city. <br />/ <br />The uniqueness oJ^-^ach P.U.D. requir^ that specifications and <br />standards tor ^streets, utilities, \public facilities and <br />subdivisions may be subject to modiMcation from the city <br />ordinances orainarily governing them. \The city council may <br />therefore aj^rove streets, utilities, j^blic facilities and <br />land subdivisions which are not in compliance with usual <br />specifications or ordinance requirements^if it finds that <br />strict adherence to such standards or requirements is not <br />required to meet the intent of this section ^r to protect the <br />healt^ safety oi: velfare of the residents of rh® P.U.D., the <br />surrqunding are- or the city as a whole. <br />No^uilding or other permit shall be issued for ^y work on <br />property included within a proposed or approved pTtJvD. nor <br />shall any work occur unless such work is in compliancV^th <br />ithe proposed or approved P.U.D. <br />SUBDIVISION 4. DEVELOPMENT STANDARDS FOR SMALL LOT SINGLE FAMILY <br />DETACHED DWELLINGS DEVELOPED ON SITES GUIDED FOR LOW DENSITY <br />RESIDENTIAL DEVELOPMENT IN THE COMPREHENSIVE PLAN. Each P.U.D. <br />developed for single family detached dwellings on sites guided for <br />low density residential development in the comprehensive plan shall <br />be subject to the following standards: <br />a) Minimum size of entire parcel or parcels subject to the <br />P.U.D.: 40,000 sq. ft. <br />Permitted locations: In areas of the City where smaller lotr; <br />will serve as a transition between low density residential <br />areas or in areas where the prevailing lot size is less thar <br />22,000 square feet. <br />c) Minimum lot size: 15,000 square feet. <br />L
