Both ponds reduce the off-site flow rates compared <br />to pre-development conditions. <br />5.The City is strongly recommending the developer not disturb the trees and.grades east of the <br />cul-de-sac along Wildhurst Trail. The portions of the sewer that would be installed between <br />Lots 2 and 3 and along Wildhurst shall be directionally bored to prevent any disturbance to <br />the steep slopes. <br />Sewer Service: <br />Sewer Service is available in Wildhurst Trail. The main line would be extended in Wildhurst to a <br />point between Lots 2 and 3. A utility easement 20' wide shall be granted between lots 2 and 3 from <br />Wildhurst Trail to the cul-de-sac and standard utility easements shall be granted over Outlot B to <br />allow extension of service to Garden Lane. The developer shall be responsible for construction the <br />service out to Garden Lane. <br />The portions of the sewer that would be installed between Lots 2 and 3 and along Wildhurst shall <br />be directionally bored to prevent any disturbance to the natural grades and not require removal of <br />mature vegetation on the slope. Boring under Wildhurst would also eliminate the need to <br />temporarily close access to properties north of the proposed improvements. <br />Options for Action : <br />1. Recommend approval subject to the following conditions: <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />Lot Width variances be approved for Lots 2 and 3. <br />Drainage and utility easements be dedicated on the final plat 10' along extenor <br />property lines and 5' along interior property lines, stormwater detention ponds located <br />on lots 1 and 5. <br />Drainage easements shall be dedicated for the lower ravine located on Lot 2 and a <br />conservation and flowage easement shall be dedicated over the south portion of Lot <br />2 to ensure the higher elevations of the ravine are also protected. <br />A conservation easement be placed over Outlot A to protect the ravine from any land <br />alteration and vegetation removal and over the east side of Lots 2 and 3. <br />Lftility installation shall require directional bored lines under Wildhurst Trail and <br />between Lots 2 and 3. <br />Subdivider shall satisfy all concerns and requirements noted in the letter dated <br />August 15,2000 by Tom Kellogg, City Engineer. <br />3. Recommend denial, stating reasons. <br />4. Table for additional information. <br />5.
