Section 10.03, Subd. 9 (D):Accessory Building Location: No detached garages or other <br />accessory building shall be located nearer the front or street lot line than the principal building on <br />that lot. To permit a 40 ’ x 40' accessory structure closer to the street lot line than the residence. <br />2. Section 1003, Subd. 9 (C): Size Restrictions & Conditions for Oversize Accessory* Structures: <br />The maximum oversize accessory structiu-e footprint for a lot of 7.29 acres is 2600 s.f. <br />Application Summary: <br />The applicant has requested a variance to permit the construction of an 40' x 40 ’ (1600 s.f.) accessory <br />building between the principal structure and the street. 'The accessory building is proposed to be 1 <br />‘A story, with the half story being a loft. 'The accessory building will be used for storage. The lot is <br />approximately 350' wide and 900' deep. ('The applicant owns the front lot and is in the process of <br />combining them as one parcel). The residence sits on the rear of the property approximately 700' <br />from the street. <br />The proposed location for the accessory building is already prepared due to a different accessory <br />structure which was located there until 1997. The lot is wooded and the location would not require <br />any trees to be removed. Also, the number of trees on the lot will screen the accessory structure from <br />the street and adjacent properties. <br />The accessory building meets all setback requirements for the RR-1B zoning district and the square <br />footage of the building meets the size restrictions of the oversize accessory structure ordinance. <br />#2612 Don MacMillan <br />2550 Fox Street <br />Variances-p.!
