- MUV* <br />3. Conservation easements shall be granted over the conservation areas on proposed Lots 3,4, <br />5 and 6. <br />4. Drainage easements shall be dedicated on the plat across drainageways and pond areas. <br />5. Utility and Roadway easements shall be granted over Outlot A. <br />Park Dedication Fee <br />8% of the land value, to be determined by the City Assessor, will be required for Park Dedication <br />Fee. The City of Orono has established a minimum park dedication fee per lot of $2,900 and a <br />maximum of $4,900 per lot. <br />Shoreland Overlay <br />1. Long Lake Creek is a protected tributary and requires a 75' setback for hardcover and <br />structure. <br />2. The portions of the lots within 300' of the high water mark of the Creek are subject to <br />hardcover regulations as regulated by Section 10.56, Subdivision 16 (L). <br />Staff Recommendation <br />The proposed preliminary plat is in a format that could be recommended for approval by the <br />Planning Commission. Such approval shall be subject to the following c'>r'ditions: <br />1.Prior to City Council approving the Preliminary Plat the applicant shall secure access from <br />the City of Long Lake to Apple Glen Road, be approved for sanitary sewer connection and <br />the Met Council shall approve a MUSA expansion. <br />2. Road shall be constructed to a width consistent with road dimensions of Apple Glen Road. <br />The City of Long Lake shall be requested for comments regarding construction and <br />maintenance of the road. <br />3. Standard drainage and utility easements along the property vines will be required for the final <br />plat. <br />4. Granting of Conservation and Flowage easements across the wetlands and ponding areas <br />located within the development.
